LegitPlot Verification/Listing Requirements

1. Property Details & Location Confirmation

Required
‍☐  Accurate property location description (fill out on property listing form in agent dashboard)  
- Area / neighborhood  
- Plot size (with unit of measurement)
☐  Google Maps pin or nearby landmark (preferred; used for internal verification only and not published to protect against scams)
📌 Exact coordinates are kept private and are not publicly displayed.

2. Ownership or Authority to Sell

Required (Choose one or more)
‍☐ Seller–Agent/seller-broker Authorization/Listing Agreement, OR Seller’s direct contact phone number (Seller might be required to provide ID either on video or via email if no signed listing agreement is in place)
📌 Seller contact details are used strictly to confirm the legitimacy of thesale. LegitPlot does not interfere with your client relationship ornegotiate on your behalf.

3. Property Ownership & Legal Documents

Reviewed Securely
‍☐  Certificate of Title or similar (required: clear copy)
☐  Seller Identification (optional in rare circumstances)
- National ID or Passport (for individual sellers), OR  
- Company Directors’ IDs (for corporate sellers)
☐  Certificate of Incorporation (if the registered proprietor is a company)
☐  Proof of authority to sell (if seller is acting via Power of Attorney)
📌 These documents help confirm lawful ownership and prevent duplicate orfraudulent listings.

4. Location Verification

One or more methods may be used
☐ Site visit confirmation (where applicable)
☐ GPS or map confirmation
☐ Local partner or third-party confirmation

📌 This step helps protect both buyers and agents.

5. Property Photos & Media

☐  Minimum of three (3) clear interior photos - showing different rooms for completed properties
☐ Minimum of 3 Exterior photos including main image of the building or plot
☐ Boundary or frontage photo (for land listings - recommended)
📌 (Photos in Landscape orientation is preferred for better marketingbut not required.)

6. Pricing & Sale Details

☐  Minimum of four (4) clear interior photos - showing different rooms for completed properties
☐ Estimated USD price (using current exchange rate)
☐ Tenure type (Freehold / Leasehold / Mailo – where applicable)

Agent / Broker VerificationRequirements

(To protect buyers, sellers, and agents on the platform, all agents mustcomplete verification.)

7. Broker / Agency Verification

☐  Certificate of Incorporation or company registration for the brokerage or agency
☐   Valid National ID or Passport (this is required for Agents/Brokers)
☐  Agent profile photo (Required before listing is published, uploaded via the dashboard)
📌This helps buyers identify the responsible agent and prevents impersonation.

8. Platform Agreements

☐  LegitPlot Service Agreement between the Agent/Broker and LegitPlot
📌(By continuing to use this platform to agree to this Legitplot service Agreement. )

9. Communication & Accountability

☐ Verified email address
☐ Verified phone number (Whatsapp preferred)
☐ Agreement to respond to buyer inquiries within a reasonable timeframe

🔒 Data & Trust Assurance

All documents are handled securely and used strictly for verification purposes. Completing verification increases:

☐ Listing visibility
☐ Buyer trust (especially diaspora     buyers)
☐ Eligibility for Verified /     Trusted Agent badges

What Buyers Will See

✔ Verification status (Pending / Verified / Rejected)
✔ Confirmation that documents and location were reviewed

🚫 Buyers will not see:
National IDs
Personal identification documents
Private ownership records

Verification Status Definitions (Dashboard Labels)

🟡 Pending Verification: Listing submitted and under review.
🟢 Verified Listing: Property location and documents reviewed. Authority to sell confirmed.
🔴 Not Verified: Listing could not be verified due to missing or inconsistent information.
